Signs your St. James cesspool needs pumping

Call if you notice any of these, if the system is overdue, or if more people are using it than usual.

Call (631) 260-3640
  • Slow drains all over

When sinks, tubs and toilets all drain slowly at the same time, the system itself is usually the problem, not a single clogged pipe.

  • Gurgling or backups

Gurgling toilets and water coming back up into a tub or floor drain mean wastewater has nowhere to go.

  • Sewage odor

A sewage smell in the yard or near the drains often means the cesspool or tank is full.

  • Wet ground over the system

Soggy soil, standing water or unusually green grass above the cesspool or tank can mean it is overflowing.

  • No pump-out in years

If you can't remember the last pump-out, or you just bought the house, it's time to have the system checked and emptied.

  • More people than usual

Guests, a growing family or a rental unit add water the system has to handle, so it fills sooner than it used to.

Lake Avenue sewers and St. James homes

St. James is partly sewered. Suffolk County Sewer District 28 operates the Fairfield treatment plant in St. James, and the county plans to connect a Town-installed sewer main serving Lake Avenue to that district while the plant is replaced. In May 2023 the Lake Avenue project was projected at $16.7 million, with $3 million in county design funding.

In 2026, State Sen. Mario Mattera announced he was working to secure more state money for the St. James sewer project, on top of a $3.9 million state grant obtained earlier by former Sen. John Flanagan. The project is focused on the Lake Avenue business district. Homes outside a sewer district in St. James rely on a cesspool or septic system, and keeping it pumped is up to the owner.

North Shore homes and aging cesspools

The typical home in St. James was built around 1970 (U.S. Census, ACS 2020-2024). The hamlet runs along North Country Road (NY 25A) in the eastern Town of Smithtown, with Head of the Harbor and Stony Brook Harbor to the north. Cesspools serving houses of that age deserve a careful look at each pump-out: how full the pool was, how fast it drains, and whether the cover and inlet are sound.

When a St. James cesspool has failed, Suffolk County rules in effect since July 1, 2019 require the replacement to include at least a septic tank. Owners who install an approved I/A system may qualify for up to $20,000 from the county and up to $25,000 from New York State (up to $45,000 combined, announced August 2026); check eligibility first.
